Energy Performance Certificates

As approved and registered members of the Elmhurst Energy Government approved Accreditation Scheme our On Construction Domestic Energy Assessors (OCDEA) are able to produce Energy Performance Certificates for all new build domestic dwellings, this includes conversions of existing properties as well as those required for existing, converted and new build commercial properties.

When do I need and Energy Performance Certificate?

Sale or rental of a domestic property

When you sell or rent your house you will be required to produce and EPC to demonstrate the energy efficiency of the home to potential buyers. A qualified assessor will need to visit your property to measure up and take notes on the building and heating systems, they will then produce a Reduced Data SAP or RdSAP and lodge the EPC on the Governments Landmark website. These are then valid for 10 years.

All New build domestic and conversions dwellings

When constructing a new dwelling you are required to show that you are meeting the latest Building Regulations with respect to Energy Usage and CO², the UK Government is using the provision of Energy Performance Certificates (EPCs) calculated using the Standard Assessment Procedure (SAP) , SAP Calculations to fulfil EU Regulations.

Some times sales teams or potential buyers may ask to see the Predictive Energy Assessments (PEA), unlike EPCs these are not a legal requirement, but do show the same information as a full EPC. The PEA can be produced at design stage to show the likely performance of the building prior to its completion.

Sale and rental of existing commercial premises

You will also need an Energy Performance Certificate when you sell, rent or refinance your business premises. A qualified assessor will need to visit the business to measure up and take notes on the building and heating, cooling and lighting, they will then produce an SBEM Assessment and lodge the EPC and a Recommendation Report, which details way in which the property energy efficiency can be improved.

All New build commercial properties

When constructing a new commercial property, whether a retail unit, office building or warehouse you are required to show that you are meeting the latest Building Regulations with respect to Energy Usage and CO², the UK Government is using the provision of Energy Performance Certificates (EPCs) calculated using the Simplified Building Energy model or SBEM Calculations to fulfil EU Regulations.

The Energy Performance Certificate (EPC) records a home's energy and CO2 emission performance. The certificates use a scale from A to G to show the energy efficiency of the dwelling. Those in Band A are the most efficient and therefore are those that should save most on energy bills.

What you can expect

Before we produce an Energy Performance Certificate we must carry out a SAP Calculation on all dwellings, this is done at design stage, whilst the EPC is produce once the dwelling has been complete. If required to produce the EPC we can also carry out Air Tightness Testing.

The Energy Performance Certificate is only released once the dwelling has been completed and information required for the 'As Built' SAP has been supplied to the assessor. Until the dwelling has been completed the developer should use the Predictive Energy Assessment.
